Financing

 

Minimum Information needed at your application for Financing:

  1. W2's - for each employer for the past 2 years

  2. Residence Addresses - Past 2 years from Landlord/Mortgage Co.

  3. Name and Addresses of each Employer, past 2 years

  4. Gross Monthly Salary; 1 month of recent pay stubs

  5. Names, Addresses, Account Numbers and Balances of all Checking and Savings Accounts along with the last 3 months of statements

  6. Names, Addresses, Account Numbers, Balances and Monthly Payments on all Open Loans

  7. Certificate of eligibility and DD214's if you are a Veteran wishing to use your V.A. Benefit.

  8. If Self-Employed, 2 years complete Federal Tax Returns.

  9. Driver's License and Social Security Numbers.

Expenses after Offer Acceptance:

Typical out-of-pocket expenses after an offer has been accepted may include Down Payment (differs per mortgage type) Earnest Money (may be a negotiated percentage of purchase price or a set minimum as outlined in the offer for sale, but typically start at a minimum of $500; Earnest money is recognized as a contribution to closing costs and will reduce what you need to bring to closing); Home Inspection Fee ($250-$XXX), Appraisal Fee ($300-$XXX), and a one year Homeowners Insurance Policy fee ($300-$XXX).

Additional closing cost expenses include lender fees, title insurance fees, survey, recording, courier, document preparation and wire fees.

Strict rules apply to the disclosure of costs associated with financing.  Your lender is mandated by state and federal law to provide you with a Good Faith Estimate of costs you will incur to close a loan.
